Take a suitably sized glass bottle and stuff your favourite herb into it until you can get not get even one more leaf in. Then fill it to the brim with your favourite oil olive oil (salad oil, not cooking oil). Leave it in the strong sunlight for two days if you are using basil or two weeks for tarragon. Allow the water to part from the oil and decant the oil off into another bottle. Just one or two drops of this oil on a salad or spaghetti will bring back Summer memoirs.
Bin Ends: sometimes, after a party for example, you may wake up to several small quantities of wine in different bottles. Of course, you can pour like wines into each other. When you are done, pour a teaspoon of olive oil into each bottle. This will create an air proof barrier over the wine thereby preserving the wine for another week or two to accompany your favourite dinners – in the cooking process naturally.
Storing Garlic: cloves of peeled garlic will keep for months if you stuff them into a screw-topped jar and cover them with olive oil. As you use the garlic, top up with more olive oil. The oil will absorb some of the flavour of the garlic and make a fabulous (basis for a) salad dressing. If you have used tinned garlic, the rest can be preserved in the same way, but you should rinse and dry them first.
Saving Tomato Paste: if you suspect that you will not be able to use up the left over half a tin or tube of tomato paste soon, you can put it into the ice cube tray and freeze it into blocks until you are ready to use it.
Parsley Crumble: keep bunches of parsley in the deep freeze. Then, when you need it, you can just crumple the head of the bunch in your hand directly over the pan or plate where you require it and put it back in the freezer. The stalks can be used in the stock pot. in fact, this technique works for all herbs.

Step 1: A seller lists their Boise real estate with a Realtor. The Comparative Market Analysis says the home is only worth $250,000, but the owner insists on listing it at $275,000 with plans to reduce it after two weeks.
Step 2: Due to over pricing, the home stays on the market. Meanwhile, the home down the street sells for $250,000. After 6 months, the seller decides the agent hasn’t done their job and fires them.
Step 3: The homeowner decides to go with another listing agent and lists the home for $250,000. The current CMA shows the home is now only worth $225,000. Still bringing up the rear, in terms of being competitively priced, the home is now racing against the rate of depreciation in order to sell. For an additional 6 months, the home is marketed and goes unsold.
Step 4: In another rotation of agents, the new listing agent is dismissed and a replacement is brought in for a fresh start. Having gone through 3 listing agents without an acceptable offer on the home, the owner agrees to lower the price to $225,000. Having worked on this for over a year now, the homeowner understands that the home needs to be priced more competitively, and agrees to go with $225,000. The market depreciation has drained his equity and his homes value is now about $200,000.
Step 5: I think you get the idea here….
The problem is not with a bad agent who listed the Boise real estate, nor is it because the market is bad. The problem is a bad seller. Pricing is pivotal, and since the homeowner thought he knew better than the Realtor, his home lost a lot of value and took over a year to sell. Every month Boise real estate sits on the market is another month that the home is losing value, and as time goes by less and less people even bother to view the property.
Keep in mind that real estate agents and appraisers alike, pull comparable property statistics from the same sources. If your Realtors CMA says that the listing price should be a specific amount, you can also expect that the banks appraiser will also conclude that.
A Better Strategy
You can remedy all of this with this easy solution. If the seller is determined to list the home for a price that I feel is unrealistic, I don’t have to take the listing. It doesn’t make sense for agents to take ‘dead on arrival’ listings like that because we don’t get paid for our services on Boise real estate that don’t sell. For a seller, if you think your Realtor’s analysis of your home is inaccurate, it might be a good idea to have a formal appraisal done on the property. To close a deal that is priced above the appraisal, either the seller or the buyer have to come up with enough cash to make up the difference, at that doesn’t happen often.
To have your Boise real estate appraised, you have to have a few hundred dollars to pay the appraiser up front. Utilizing an appraisal to help you establish the asking price for your home may end up paying you back in spades, especially if you are ahead of a depreciating market. Wasting marketing money on a home that is over priced is the hallmark of an agent who does not want to invest in teaching his clients about the market. Any homeowner wants to make as much as possible on the sale of their home, but disregarding the professional advice a Realtor offers is a surefire way to limit your options and possibly lose your home.
